Types of application and fees
Before making an application, please have a look at the application process.
There are two ways of making a building regulations application:
- a full plans application
- a building notice application
Both methods are inspected on site to ensure compliance with the building regulations.
We would recommend that you submit a full plans application for anything but minor works, as these give greater protection to the applicant and more certainty in terms of what will be built. The advantage is that it will help resolve any problems with the service provided by your builder.
You can submit applications in hard copy but we encourage you make your application online. To submit your application online, please use PublicAccess. Full plans application form (with drawings)
The advantage of submitting a full plan application is that we will advise you of any building regulations amendments and requirements at the design stage of your project. As such, your plans are more likely to be passed by the local authority. This may well save you from the costly delays and alterations that can occur if you need to re-think your project during the construction phase.
This application is suitable for:
- any new buildings - for new dwellings a Full Plans Application (not Building Notices) in the majority of situations, will only be accepted. It could attract additional charges depending on what level of design input has been achieved by the applicant, although not a definitive list, there could be additional charges for any structural details, thermal elements and air leakage details which will need to be checked
- work being done to commercial buildings
- alterations to any building other than small single storey domestic extensions
- extensive internal structural alterations to any building
- loft conversions
Building notice application form (without drawings)
The advantage of the building notice procedure is that detailed drawings are not formally required for approval. You may start work within 48 hours after your notice has been received the by the local authority.
Building notices are appropriate for small scale and basic building works. This application is not recommended for loft conversions or large extensions or any work on commercial buildings. For new buildings we will, for the majority of situations, only accept Full Plans submissions. Please refer to the Full Plans section as above.
Building notices may not be used for any building which will be subject to fire safety legislation, built over a public sewer or front a private street - that is to say, most commercial, industrial and retail premises, any workplace and where the work affects fire safety.
Please note that as our building control team can only check compliance as work progresses, there is a risk that certain projects may have to be amended proving costly in money and time for you and your builder.

There are no charges payable when the proposed works are to provide access and facilities in an existing dwelling or an extension to store equipment or provide medical treatment for a disabled person. In order to claim exemption, any application must be supported by the appropriate evidence as to the nature of the person's disability.
