When do I need building regulations approval?
If you are planning to carry out building work, it must comply with regulations. Although this is not a definitive list, the following types of projects will require building regulation approval:

new dwellings (house, bungalow, maisonettes or a block of flats or any other type of new building)

extensions (see exempt works for porches and conservatories)

loft conversion

installation of a WC, shower, washbasin or kitchen sink within your own home or any other building

garage or basement conversions to form a habitable room

conversion of a house into flats

underpinning
-
structural alterations such as removal of load bearing walls and chimney breasts

re-roofing, as the structural and thermal performance of the new roof will have to comply with the regulations

material change of use (such as converting office, shop or other commercial building into flats)
-
conversion of commercial properties such as shops and offices into flats
-
oil tanks
-
emergency escapes, as alterations to layout may affect the means to escape in case of fire

Exempt works
Not all buildings and extensions are subject to building regulations. Works that may be exempt from building regulations, if they follow certain exemption requirements, include:
- conservatories
- porches
- detached garages
- car ports
- covered ways or yards
- shed and greenhouses
- agricultural buildings
- garden and boundary walls
