HMO licence fees
Part 1 of HMO licence application – submission, administration and authorisation
This must be paid upon submission of the HMO licence application.
Current fee - £334.55 standard part 1 fee
From 1 April 2026 - £400.00 standard part 1 fee
Part 2 of HMO licence application – inspection, assessment and processing
Current fee - £500.95 standard part 2 fee
From 1 April 2026 - £570.00 standard part 2 fee
The above fee applies to HMOs with five bedrooms or bed-living rooms only. The fee will be invoiced to the licence holder after the HMO licence property inspection.
Additional Fees
- £50.00 additional fee for each bedroom or bed-living room where six or more - Increasing to £55.00 from 1 April 2026
- £154.14 additional fee for all new applications, or renewal applications where any works are required, for example under related legislative requirements, management email, letter or notice; and/or any specific conditions are required to be complied with under paragraph ‘5.0 Specific Conditions’ to the HMO licence conditions. This is reducing to £140.00 from 1 April 2026
- £90.00 reminder letters for missing documents or annual certificates (first reminder is included in the cost of the licence; per letter), late submission, invalid application
- £100.00 missed inspection or inspection cancelled less than 24 hours prior to appointment
For an application to be considered fully complete, we must have received all documents listed on the online application page. Documents need to be in good, legible and complete order.
